Before you go to close on you newly constructed Tollberg Home, we will do a walk-through to conduct
a final inspection. This provides an opportunity to spot items which may need to be corrected or
adjusted, learn about the way your new home works, and ask questions about anything you don’t
understand. We use this opportunity to educate you about the operation of the home’s components,
maintenance and upkeep responsibilities, and warranty coverage and procedures.
Operation of Home Components
When you buy a new printer, you probably have to read the owner’s manual before you understand
how to use all of the features. With a new home, you will receive a stack of instruction booklets all at
once. It helps if someone takes the time to show you how to operate features such as your heating
and cooling system. Also, first time homebuyers may not have experience with water heaters or sump
pumps and may need an explanation of their function. These orientations are particularly useful as
moving is a very busy time and most people won’t find the time to read the instruction manuals.
Your Tollberg Home will come with the finest warranty in the business. However, the warranty does
not cover problems that develop as a result of failure to perform required maintenance. Blowing out
your irrigation lines in the fall and keeping a proper humidity level in the home are just a couple
examples that homeowners need to do.
Inevitably, a few things will pop up as you begin to use your home. For routine items, you should keep
a list and notify Tollberg Homes at the 4 week and one year walk throughs via our website. We
encourage you to read through the closing book provided to you on the day you buy the home for
specific warranty details and instructions.
It is important that you be thorough and observant during the walk through. Items such as drywall
dents can’t be warrantied after closing as there is no way to know that it didn’t occur while moving in.
Tollberg Homes will provide a list of items that are identified during the walk through and both parties
will sign the form agreeing to what will be accomplished. Ideally, the vast majority of items are
addressed in the period between the walk through and before closing but that isn’t always feasible.
Make sure to ask any questions you may have and don’t be afraid to take notes. We want this to be a
positive experience that will enhance the enjoyment of your Tollberg home, and as always, we want
